Anchorage is home. Our shop is on Wiley Post Loop near Lake Hood, and the majority of our work happens within the bowl.
That matters more than it sounds. A contractor who works here every week knows what the 1970s houses in Sand Lake have behind the drywall, knows which neighborhoods drift and which stay clear, and knows how long a permit actually takes at the Municipality rather than how long it is supposed to take.
What Anchorage Housing Stock Needs
A large share of the bowl was built between 1960 and 1990. Those homes are solid, and they come with a consistent set of issues: attics that were insulated over the soffit vents, bathrooms whose fans terminate in the attic, undersized electrical panels, and original windows with a U-factor nobody would accept today.
The 2018 earthquake also exposed how many pre-1980 homes were never bolted to their foundations. A seismic retrofit on a house with an accessible crawlspace is one of the more sensible structural upgrades an Anchorage owner can make.
Newer construction on the Hillside and in south Anchorage brings a different list: bigger roofs with more valleys, more drift load, and decks and additions where the soil makes helical piers the better footing choice.
