An addition is the most involved thing you can do to a house short of building a new one. You are cutting into a finished structure, matching a roofline and a siding profile that may not be made anymore, and tying a new foundation into one that has already settled.
We do this work as a single contract from footing to final paint, so there is no gap between the excavator, the framer, and the finish crew where the schedule quietly disappears.

What the Job Covers
Foundation and excavation
Footings below frost depth, tied into the existing foundation correctly rather than poured up against it.
Framing and roof tie-in
The part that separates a good addition from an obvious one. We frame the roof to work with the existing lines, not fight them.
Exterior match
Siding, trim, and roofing matched as closely as the material allows. When an exact match does not exist we tell you before we start.
Mechanical extension
Heat, electrical, and plumbing extended from the existing systems, with an honest assessment of whether the panel or boiler can carry the load.
Insulation and envelope
The new section built to current code, which usually means it performs better than the house it is attached to.
Interior finish
Drywall, flooring, trim, and paint, blended into the existing house so it does not read as a bolt-on.
Alaska specific
The Anchorage Build Window Is Shorter Than People Plan For
Foundation and framing work in Southcentral realistically runs from late April to early October. You can pour in the cold with blankets and heat, and we have, but it costs money and it slows the schedule.
The practical version: if you want an addition next summer, design and permitting should happen over the winter. Projects that start their drawings in May end up racing weather in September.
Frost depth is the other constraint. Footings go below the frost line, which in the Anchorage bowl means a deeper excavation than most people expect from watching shows filmed in Texas. That depth is not optional and it is a real line item.

Plans, engineering where the span or seismic load requires it, then permits through the Municipality.

Excavation, foundation, framing, roof, windows, and siding. We get it dried in as fast as the weather allows.

Interior and tie-in
Mechanical, insulation, drywall, finish, and the connection cut into the existing house last so you keep living there as long as possible.

How much does a home addition cost in Anchorage?

Additions price by scope, not by square foot, because the foundation and roof tie-in dominate the cost on a small addition and get cheaper per foot as the addition grows. A bump-out mudroom and a full primary suite are very different numbers. We quote after a site visit.
Can you add a second story to my house?

Sometimes. It depends on whether the existing foundation and walls can carry the load, which usually needs an engineer to confirm. We can tell you quickly whether it is worth paying for that evaluation.
Can I stay in the house during an addition?

Usually yes for most of it. We keep the existing wall closed until the new section is dried in, then cut the opening. The disruptive stretch is short compared to the total project.
Do you handle the permits and engineering?

Yes. We coordinate drawings, structural engineering where required, and permitting through the Municipality of Anchorage, and we schedule the inspections.
