Siding in Anchorage

Siding is a rain screen, not a waterproof layer. Water gets behind it in every wind-driven rain, and whether that matters depends entirely on the house wrap, the flashing at windows and doors, and whether the bottom of the wall can drain.
Most of the siding failures we open up in Anchorage are not siding failures. They are window head flashing that was never installed, or a wrap that was lapped upside down, or a kickout flashing missing where a roof meets a wall.
We install fiber cement, engineered wood, cedar, and vinyl, and we detail the wall behind it correctly.

What the Job Covers
Tear-off and inspection
Old siding off, sheathing checked for rot and staining. Damage gets documented and priced before it is covered again.
Weather barrier
House wrap lapped shingle-style, taped, and integrated with the window flashing rather than run past it.
Window and door flashing
Sill pans, jamb flashing, and head flashing with a drip edge. Kickout flashing wherever a roof line dies into a wall.
Siding installation
Fiber cement, LP SmartSide, cedar, or vinyl, fastened to the manufacturer's spec with proper clearance at the grade and roof lines.
Trim and corners
Corner boards, window and door trim, frieze, and soffit, caulked where it should be and left open where it should drain.
Repairs and partial replacement
Damaged sections replaced and matched where the profile is still available, with an honest answer when it is not.
Alaska specific
Freeze-thaw and Wind-driven Rain in Southcentral
Anchorage runs through the freeze-thaw line dozens of times a year. Any water sitting in a joint expands when it freezes, and that cycle is what opens caulk lines and splits butt joints on wood siding.
The design response is drainage, not more sealant. We leave the bottom of the wall able to weep, we flash horizontally instead of relying on caulk, and we hold siding off the roof and off grade so it is not wicking.
On the wind-exposed sides of Eagle River and the Hillside, fastener schedule matters more than material. We fasten to the high-wind spec in those neighborhoods rather than the default.

One elevation at a time, wrapped and flashed the same day so the house is never open overnight.

Siding FAQs
What siding holds up best in Alaska?

Fiber cement and engineered wood both perform well here and take paint reliably. Cedar looks the best and needs the most maintenance. Vinyl is the cheapest and gets brittle in deep cold, which matters if anything hits it in February.
Do I need to replace all the siding or just the bad sections?

If the damage is localized and the profile is still available, a repair is fine. If the wrap behind it is compromised or the windows were never flashed, patching siding just hides the actual problem. We open a section and show you which situation you have.
Can you install siding in the winter?

Some materials, yes, in a dry stretch. Fiber cement cutting and caulk application both have temperature limits, and paint does not go on in the cold. We schedule most siding between May and September.
Do you handle insulation upgrades at the same time?

Yes. If the siding is coming off anyway, that is the cheapest time to add exterior rigid insulation and improve the wall assembly. We will price it as an option so you can see what it costs.
