Window & Door Replacement in Anchorage
Replacement windows and exterior doors installed and flashed properly, sized for an Alaska heating season.
Windows are the weakest part of an Alaska wall. A code-minimum wall in Anchorage might run R-21 or better. A good triple-pane window is around R-5. That gap is why window choice and window installation both matter more here than almost anywhere in the country.
We replace windows as full-frame or insert depending on the condition of the existing frame, and we flash the opening either way. Most of the water damage we find under windows came from an install where somebody set the unit in caulk and called it good.
We also replace exterior doors, which in Anchorage means paying attention to the threshold and the sweep, because that gap is where the cold air comes in that you can feel across the room.

Full-frame and insert replacement
Full-frame when the existing frame is rotted or you want the opening back to its real size. Insert when the frame is sound.
Sill pan and flashing
A sloped, sealed sill pan under every unit, then jamb and head flashing integrated with the wrap. Not caulk as a system.
Insulation and air sealing
Low-expansion foam in the shim gap, backer rod and sealant on the exterior joint, and the interior side air sealed.
Interior and exterior trim
Casing and stool matched to the rest of the house on the inside, and exterior trim with a drip cap on top.
Egress windows
Correctly sized emergency escape openings for basement bedrooms, including the foundation cut and window well.
Exterior doors
Entry, patio, and garage service doors, set plumb with a threshold that actually seals.
Alaska specific
Condensation on Your Windows Is Telling You Something
Interior condensation on windows in January is common in Anchorage and it usually means two things at once: the glass surface is cold, and the indoor humidity is high because the house is sealed.
Upgrading to a low-U triple pane raises the glass surface temperature enough that most homes stop seeing it. But if the humidity source is a bathroom fan venting into the attic or an unvented crawlspace, new windows will move the condensation somewhere else instead of solving it. We look at both.
For north-facing rooms and the wind-exposed parts of Eagle River and the Hillside, we spec a lower U-factor than code minimum. The payback in a Southcentral heating season is real.

Are triple-pane windows worth it in Anchorage?

For most homes, yes. The heating season here is long enough that the difference between a U-0.30 double pane and a U-0.20 triple shows up on your bill, and the higher interior glass temperature is the main thing that stops winter condensation.
How long do replacement windows take to arrive?

Made-to-order units shipped to Anchorage typically run four to eight weeks depending on the manufacturer and the time of year. We measure and order first, then schedule installation once the units land.
Can you replace windows in the winter?

Yes. We do one opening at a time and close it the same day, so the house never loses much heat. Sealants have temperature limits, so in deep cold we use products rated for it.
Do you install egress windows in basements?

Yes, including cutting the foundation and building the window well. That is required for any basement bedroom and it is a common part of our basement finishing jobs.
