Building a house in Southcentral Alaska is a scheduling problem as much as a construction problem. The window for foundation and framing work runs roughly from late April to early October, and everything after that has to happen inside a building that is dried in.
We build custom homes from the footing up. That includes site work, foundation, shell, mechanical, and every finish trade through the final walkthrough. One contract and one point of contact for all of it.
The homes we build are designed around what Alaska actually does to a building: a tight thermal envelope, a roof that handles snow, framing that meets seismic requirements, and mechanical sized for a heating season that runs eight months.
Scope
What the Job Covers
Site work and foundation
Clearing, excavation, footings below frost, foundation walls, drainage, and backfill.
Shell and dry-in
Framing, sheathing, roof, windows, and exterior doors, done as fast as the season allows so interior work can start.
Thermal envelope
Air sealing, insulation, and vapor control detailed as a system. This is where an Alaska house is won or lost.
Mechanical, electrical, plumbing
Heating sized for the actual load, ventilation that works in a tight house, and a panel with room for what you will add later.
Interior finishes
Drywall, flooring, cabinets, counters, tile, trim, and paint, all coordinated on one schedule.
Exterior finishes
Siding, decks, gutters, and grading, plus the driveway and site restoration.

Planning Around the Southcentral Build Season
A realistic custom home timeline here starts with design and permitting over the winter, breaking ground as soon as the ground thaws, and getting dried in before October. Interior work then runs through the following winter.
Projects that start their design work in spring end up either racing the season or waiting a full year. The winter before you want to break ground is the time to be drawing and pricing.
Freight is the other Alaska factor in a new build budget. Material costs here include getting the material to Anchorage, and lead times on ordered items are longer than a Lower 48 schedule assumes. We build that into the schedule instead of discovering it in month four.

New Home Construction FAQs
How long does it take to build a house in Anchorage?

Plan on ten to fourteen months from breaking ground to move-in for a typical custom home, plus the design and permitting time before that. The build season constrains the shell work, so starting in May is very different from starting in August.
Do you build on my lot?

Yes. We build on owner-supplied lots throughout Anchorage, Eagle River, and the Mat-Su. We will look at the lot before you buy if you want an opinion on what the site work will cost.
Can you work from plans I already have?

Yes. We can build from your architect's drawings, or help you adapt a stock plan to an Alaska envelope and snow load if it was drawn for a milder climate.
What makes an Alaska house different to build?

Three things: frost-depth foundations, roof and framing designed for snow and seismic load, and a thermal envelope built to handle an eight-month heating season. A plan drawn for the Lower 48 usually needs work in all three areas before it should be built here.
