Commercial work has a different set of constraints than residential. The building is often occupied, the schedule is tied to a lease date, and the inspections are stricter. Most of what goes wrong on a tenant improvement is sequencing, not craft.
We do tenant improvements, office and retail build-outs, restaurant renovations, and multi-family construction and renovation. We work around business hours where the space stays open, and we phase the work so a landlord or tenant is not shut down longer than necessary.
Because we self-perform framing, drywall, painting, flooring, and finish carpentry, the schedule does not depend on four separate subcontractors all showing up in the right order.

New construction, unit turns, common area renovation, and exterior work on apartment and duplex properties.
Accessibility upgrades
Restrooms, entries, ramps, and door hardware brought up to current requirements.
After-hours scheduling
Evening and weekend work where the space has to stay operational during business hours.

Anchorage Commercial Schedules and the Winter Shutdown
Interior commercial work runs all year here, and winter is often the best time to do it. Retail spaces are quieter after the holidays, subcontractor availability is better, and there is no exterior trade competing for the same crews.
Anything involving the building envelope, roof, or site work is a different story and needs to be planned into the summer window. When a project has both, we sequence the exterior scope first and carry the interior work into the fall.
Freight and lead time apply here too, and more so on commercial specification items. Long-lead items get ordered at contract signing, not when the schedule reaches them.

Can you work while our business stays open?

Yes. We phase the work and schedule the disruptive portions after hours or on weekends. That gets written into the schedule up front so nobody is surprised.
Do you work with landlords and property managers?

Regularly. We handle unit turns, common area renovations, and building-wide exterior work for multi-family and commercial property owners in Anchorage.
Are you licensed and insured for commercial work?

Yes. We hold an active Alaska construction contractor license and carry general liability and workers compensation coverage. We provide certificates to landlords and lenders as required.
Can you build out a restaurant space?

Yes, including the coordination with health department and fire marshal review that a food service space requires. We would want to be involved early enough to catch the conflicts between the drawings and the existing building.
