Eagle River and Chugiak are a short run up the Glenn from our shop, and we work there constantly.
The housing is a mix: 1970s and 1980s homes along the river and up the older subdivisions, and newer construction climbing the hillsides. Both come with their own list, and neither is quite the same as building in the bowl.
Building in Eagle River and Chugiak
Wind is the first difference. The Eagle River valley funnels it, and the exposed subdivisions take gusts that the flats in Anchorage do not. That changes the fastener schedule on siding and roofing, and it changes how a deck railing and a fence should be built.
Snow is the second. Eagle River and the surrounding hillsides carry a higher ground snow load than downtown Anchorage. Roof framing, deck framing, and any beam supporting a roof gets sized for the actual local load rather than a generic number.
Slope is the third. A lot of Eagle River lots have real grade to them, which affects drainage, foundation design, and whether a deck footing should be a poured pier or a helical.
